Construction Services for a New Towson Y Family Center

The Y of Central Maryland has contracted with Marks, Thomas Architects to design a new facility consisting of approximately 45,000 sf to meet the specific needs of greater Towson community.

The schematic design has been completed and includes a full size gym, two indoor swimming pools (lap and therapy/ recreational), 5 locker rooms, child watch area (Stay-N-Play), 4 multi-purpose rooms, lounge area, lobby, administration space and wellness center of approximately 8000 sf.

The existing Y is to remain open during the construction of the new facility; therefore, we anticipate a multi-phase plan for the project.

Phase 1 is the construction of the new Y and partial parking lot. Phase 2 and subsequent phases would include the demolition of the existing Y and childcare, moving the historical building and completion of the parking lot.

Cam Construction Company is the Construction Manager for the referenced project and we invite you to submit a proposal for the work. The plans and specifications can be downloaded here, or if necessary we can provide a CD or paper documents.

The scope of work for the project includes the renovation of (5) Housing Cottage Units (Units A through E); replacement of the mechanical systems which service these units; and fire protection, ceiling and lighting replacement in the basement corridors associated with the replacement of the mechanical systems.

Phasing for the project is as follows:

Phase 1A – Cottage Units D & E, Boiler Room, & Basement Corridors
Phase 1B – Cottage Unit B
Phase 1C – Cottage Units A & C – Provide Alternate Deduct Price
Phase 1A is scheduled to start in November of 2010. Upon completion of Cottage E,
Phase 1B will commence.
Phase 1C is scheduled to start after completion of Phases 1A and 1B.

Please note that the chillers servicing the facility have just recently been replaced under separate contract. Proposals are to be submitted for all the work outlined above, with a deduct alternate price for Phase 1C; and all prices must be held for two years. Any questions you may have are to be forwarded at your very earliest opportunity. All questions will be answered in the form of an Addendum.
